Convert
Every enquiry answered. Every quote followed up. Every price decided on purpose.
Revenue in self-storage rarely leaks in one place. It leaks in the enquiry that arrived on a Sunday, the quote nobody chased, the rate increase that reached one site and not the other. Convert closes those gaps without adding another inbox.
01Enquiries
One lead, one next action, one owner.
Enquiries arrive through the website, the PMS and the phone, often more than once for the same person. StowOS matches them into a single record, recognises when the PMS is echoing back a lead StowOS created, and keeps what each source knew.
Each lead then carries exactly one next action. The queue is ordered by urgency — immediate, soon, upcoming — so the person at the desk starts with the lead most likely to be lost, not the one at the top of an inbox.
02Cadences
Follow-up that responds to what the customer said.
A cadence is not a sequence of emails fired on a timer. Each outcome your team records decides the next step, so a customer who says ‘after Easter’ is not rung on Tuesday, and one who booked a viewing is not sent a quote.
Tracks differ by enquiry type — a business wanting 150 sq ft is handled differently from a student wanting a locker for the summer — and you set the rules.
Example track · new web enquiry
| Outcome recorded | What StowOS does next |
|---|---|
| No answer | Try again in four working hours. After the third attempt, switch to a follow-up email and tell the manager. |
| Wants a quote | Send the quote today, from the unit types actually available, then a follow-up two days later. |
| Viewing booked | Confirm the day before. If it is missed, a re-contact action appears the same afternoon. |
| Not ready yet | Hold until the date the customer gave. No calls in between. |
| Reserved | Close the lead and create the move-in job with its steps and date. |
| Not proceeding | Close with the reason given. The reason is kept, because the reasons are the insight. |
03Pricing and rent reviews
Price changes as decisions, not spreadsheets.
StowOS recalculates proposed rates for each unit type from occupancy, availability and the rules you set — floors, ceilings, step sizes, when to hold. Proposals arrive as a decision with the reasoning shown, and nothing reaches the PMS until someone with pricing authority approves it.
Rent reviews for existing customers work the same way. The review is prepared, exclusions are applied — recent move-ins, customers with an open complaint, anyone reviewed too recently — and the director approves the list before letters go out or rates change.
After writeback, StowOS checks the PMS holds what was approved, and raises an exception if it does not.
04Measurement
Know where conversion is actually lost.
Because every enquiry has a recorded path — when it arrived, when it was first contacted, each outcome and why it closed — conversion stops being one number at the month end. You can see time to first contact by site and by source, where leads stall, and the reasons customers give for not proceeding, and set targets for each.

In a walkthrough we look at how enquiries reach you today, how they are followed up and how prices change — and show you, with your own examples, where Convert would close the gaps.
